Should I Build a New Home or Purchase an Existing One?

Buying a home comes with many, many decisions. The first one that homebuyers must make is: “Should I build a new home or purchase an existing one?” While there are advantages and disadvantages to both options, building a new home has some obvious benefits.


Personalization. 

When you build a new home, you have a lot of options. You have the opportunity to choose the location, builder, community, layout, size, colors and all the fixtures and finishes to build the home that you have always dreamt about.


Reduced maintenance.

Statistically, homes require less maintenance over the first 30 years. Additionally, in many cases, builder and manufacturers’ warranties will cover repairs if things break or go wrong in the first several years.


‘Trackable’ maintenance.

A new home will come with written instructions and maintenance schedules for all of its new systems. Owners of a newly-built home will also have the benefit of knowing exactly what components are in the house and can develop a maintenance plan to keep everything running smoothly.


Reduced energy consumption.

New homes that are built to current codes are much more efficient, thanks to newer insulation, windows, doors and a host of other materials that help the home perform considerably better than older homes. It will cost much less money to heat or cool a new house; most electric appliances are new and are therefore more efficient; and today’s energy-efficient water heaters cost much less to run.


Health benefits. 

A new house will most likely be built tighter and will have mechanical ventilation to bring in fresh air. This results in a home that has cleaner, less toxic air. Additionally, new homes often have more safety features and fewer health hazards.
