IBACOS and Green Street Properties unite to build an energy-efficient Building America pilot home
IBACOS is working with Green Street Properties in their Glenwood Park community on the east side of Atlanta, Georgia. The home, a 3,200 square foot, three-story house with a crawlspace, is being constructed by Whitehall Builders for Green Street Properties. The home will be showcased in Southern Living Magazine in August 2005 as an “Idea House,” which will give it wide exposure to readers, predominantly in Texas, Oklahoma, Mississippi, Louisiana, Florida, Georgia, the Carolinas, and Virginia. The developer is committed to achieving 40% or greater whole-house energy savings, and is demonstrating as many energy efficient and renewable energy technologies as is feasible. The house will be open to the public during the summer of 2005. IBACOS is working on this project with Southface Energy Institute, which is providing field support services to the builder.
IBACOS worked with the builder to develop the following specifications:
- Two highly efficient HVAC systems located entirely within conditioned space
- Efficient fluorescent lighting in roughly 75% of the house
- R-10 insulated, conditioned crawlspace
- 2x6 framed R-3 foam-sheathed exterior wall filled with Icynene (R-22 total)
- Sealed attic with R-22 (Icynene under roof deck)
- High performance, low-e windows, which reduce solar heat gain
- A tankless Bosch water heater to serve the house and a smaller one for the garage suite.
The house will also incorporate a 1.5 kW photovoltaic system for renewable energy as well as green and recycled products. Construction started in December and is targeted to be completed for interior designers to begin work in May.
